Lennar has fallen to around $86, close to its 52-week low, and the market is clearly worried about housing demand. But after such a brutal decline, the question becomes more interesting: is Lennar becoming a value opportunity before the housing cycle turns? Fiscal third-quarter 2026 revenue reached $8.4 billion, while home deliveries increased 3% to 19,518. However, net earnings fell sharply to $632 million, or $2.55 per diluted share, as incentives and lower pricing pressured profitability. Gross margin on home sales fell to 16.8%, compared with 18.7% a year earlier. The weakness is understandable. Mortgage rates remain elevated, affordability is stretched and builders are using incentives to attract buyers. Lennar also expects fourth-quarter deliveries of 17,000 to 18,000 homes, with gross margin guidance of approximately 15.0%. There are nevertheless attractive value characteristics. Lennar continues generating substantial cash, maintains a large land position and has been returning capital to shareholders. Its quarterly dividend is now $0.50, increased from $0.45 previously. The biggest risk is that housing weakness lasts longer than expected, pushing margins and earnings lower. The potential catalyst is falling mortgage rates and improving affordability. At around $86, the stock offers significant recovery potential if housing conditions normalize, but investors must accept substantial cyclical risk.
